The Madison Liv Collection House Rules Thank you for choosing to stay with us. We want you to have a great trip and enjoy the home. To help us keep the property in excellent condition for every guest, please review the following house rules. Please note that additional charges may apply if these policies are not followed or if extra services are required. Age Requirement The primary guest must be at least 21 years old and must be present for the duration of the stay. We may request identification at any time. Reservations made by or for underage guests will be canceled without refund. Checkout Time Checkout is by 10:00 AM unless a late checkout has been approved in advance. Late Checkout Checkout must be completed on time unless a late checkout has been approved in advance. Our cleaning team is scheduled immediately after departure, so delays can affect incoming guests. Late checkout fees are as follows: 10 to 30 minutes late: $25 30 to 60 minutes late: $100 More than 60 minutes late: $250 If you need extra time, please ask in advance and we will do our best to accommodate you when possible. Early Check-In Early check-in may be available if approved in advance and depends on the cleaning schedule. Early check-in fees: 2:00 PM to 4:00 PM: Free, if available 12:00 PM to 2:00 PM: $75 10:00 AM to 12:00 PM: $150 Before 10:00 AM: One-half of the nightly rate Please request early check-in at least 48 hours before arrival. Quiet Hours Please keep noise to a minimum between 10:00 PM and 8:00 AM out of respect for neighbors and the surrounding community. Neighboring Property Please be respectful of the neighboring property. The home next door has a handicap-accessible lift, which is not part of The Hangout House and is strictly off limits to our guests. Do not use the neighbor’s lift, walkways, the area under their home, or any of their amenities. Unauthorized access may be reported as trespassing. Cleaning and Condition Please leave the home in reasonably tidy condition, including disposing of trash, placing used towels together, and starting the dishwasher if dishes were used. Excessive mess that requires additional cleaning may result in an extra charge of $25 to $500, depending on the actual cost. Dishes If you use dishes during your stay, please load and run the dishwasher before checkout. Dirty or unattended dishes may result in an additional cleaning fee of $25 to $50. Linens Missing or permanently stained towels, sheets, or other linens will be charged at replacement cost, plus a $10 handling fee per item. No Smoking Smoking and vaping are not permitted inside the home. Please do not smoke near open doors or windows. Evidence of smoking indoors will result in a remediation fee of $250 to $500. Pets Pets are not allowed at this property due to HOA rules. Unauthorized pets will result in a charge of $250 per pet, plus any additional damage fees. Lockouts and Access Issues Lockouts, lost access devices, or lock reprogramming may result in charges ranging from $75 to $150, depending on the situation. Extra Guests and Parties Only registered guests are permitted on the property at any time unless approved in advance. Unauthorized guests, parties, or events are not allowed and will result in a minimum charge of $250 per occurrence. Violations may also result in removal from the property without refund. Damage Waiver A non-refundable damage waiver is added as a separate line item to each reservation. This waiver provides limited protection for eligible accidental damage during your stay. It does not cover negligence, intentional damage, smoking-related damage, unauthorized pets, missing items, or excessive cleaning. Guests remain responsible for damage or loss outside the waiver terms. We appreciate your help in taking care of the home and being respectful of the property and neighbors during your stay.
